Property data from registries, not listings
Centria provides the prices at which properties actually changed hands, sourced from notarial deeds. We combine them with parcel information from public registries: the local plan, the land registry, environmental risks, utilities and sun exposure.
Why Centria exists
Buying a flat or a plot is among the most significant financial decisions a person makes, yet it is usually based on listings alone. Public institutions maintain registries holding almost all the relevant facts: actual transaction prices, the land's designation in the local plan, flood exposure, soil grade. That data, however, is spread across a dozen separate systems and published in formats intended for public administration. Our role is to consolidate it and present it in a form that supports an informed decision.
The principles we work by
The service is built on the Property Price Registry (RCN) — prices from executed notarial deeds. A listing states the seller's expectation; the deed states the amount actually agreed.
Registry completeness varies: some municipalities publish their local plan as vector data, others only as a scanned resolution, and some counties submit deeds months late. Where data is absent we do not estimate — we state that it is unavailable.
Each parameter in the report names its source registry and the date the data reflects. The AVM valuation is presented with a confidence range — a model presenting a single figure as certain would be misleading.
