House prices — gmina Nowy Dwór Gdański
Transactions of house-developed properties. Price per m² of the plot including the house — the same convention GUS uses for developed properties — because deeds rarely record the building's floor area. Do not compare directly with apartment m² prices.
Where these numbers come from
The source is the Property Price Register (RCN) — signed notarial deeds, market transactions only, complete months only. Important: the median is per m² of PLOT (land with the house), not per m² of usable floor area — most deeds carry no building floor area, so the only nationally comparable measure is the price of developed land. GUS uses the same convention for developed-property statistics. Both the house and the plot size drive the figure, which is why every entry shows its deal count.
Frequently asked
Most notarial deeds record no usable floor area — the register knows the total price and the plot area. Price per m² of developed land is the GUS convention for such properties and the only measure comparable nationwide. A specific house's floor area shows up in the parcel report.
No — these are prices from signed notarial deeds, after negotiation. Listing portals show sellers' wishes; here you see what houses really sold for.
Carefully — the apartment median is per m² of usable unit area, while houses are per m² of plot. Different denominators: a large plot lowers the m² figure even when the property is pricier. Compare trends and locations within the same price family.
