The source is the Property Price Register (RCN) — signed notarial deeds, market transactions only, complete months only. A caution for comparisons: GUS and ARiMR publish average prices of arable land traded between farmers (mostly larger areas), while our median covers every deed with agricultural land — including small suburban plots bought for recreation or future rezoning. That is why our figures can sit above GUS averages; restricted to parcels ≥ 1 ha the two measures converge.

Why are these higher than GUS/ARiMR averages?

GUS surveys farmer-to-farmer turnover — large arable areas. The deed register also holds small agricultural plots near cities, bought for recreation or with rezoning in mind, at several times the m² price. The median of all deeds shows the market as it trades at the notary.

How much is that per hectare?

Multiply the m² price by 10,000. A 5 zł/m² median is 50,000 zł/ha. Each row also shows the deal count — the more deals, the steadier the median.

Can I buy farmland without being a farmer?

Plots up to 1 ha can be bought by anyone (0.3–1 ha with KOWR pre-emption). Above 1 ha you generally need farming qualifications or KOWR consent. Check a specific parcel's status in our report.
