Where these numbers come from

The source is the Property Price Register (RCN) — prices from signed notarial deeds kept by county geodesy offices. We compute medians only from market transactions and only from months that are already complete (registries publish deeds with a lag). Land prices vary hugely — zoning, utilities and access decide the m² value — so we show the median, not the mean, and the deal count next to every figure.

Why do land prices differ so much between gminas?

Planning status (MPZP / zoning decision), utilities and distance to the city drive the m² price. The same area can cost 20 zł/m² as farmland and 300 zł/m² as a building plot — check the median of the gmina you are actually shopping in.

Are these asking prices?

No — these are prices from signed notarial deeds, after negotiation. Listing portals show sellers' wishes; here you see what land really sold for.
