Where these numbers come from

The source is the Property Price Registry (RCN) — prices from signed notarial deeds, maintained by county geodesy offices. Medians use market transactions only: fractional shares, tenders, foreclosures and discounted sales are excluded. The registry publishes deeds with a lag of weeks, so months that are not yet complete are left out of the tables entirely — data runs to the last full month.

Why do these prices differ from listing portals?

Portals show asking prices — sellers' wishes. Here you see transaction prices at which apartments actually changed hands at the notary. The gap is typically several to a dozen percent.

How fresh is the data?

County registries publish deeds weeks to months late — differently in different cities. Months that are not yet complete are excluded from the tables rather than passing a reporting lag off as a market drop — data runs to the last full month.

Can I see individual transactions?
